OPINION; Stop Buying Lipstick on A Coffin: The Truth about Ready -Made Houses

By Ben Immanuel Missaga

Let me tell you this straight: Buying a ready-made house from these business men and women is playing Russian roulette with your money. Be careful. Be very careful.

My Jjajja Muguluma built a house in 1927 and still standing, suppose it was built during this time, it’s shameful because these half-baked structures are built and supervised by university engineers  I built my first house in 1998 in Nsambya Estate using my Engineering background, near the American Embassy. I was young. I built it with my own eyes on it. Today, that house is still standing strong. Plaster still holding. Roof not leaking. No games.

But the houses I bought? 2012. 2013. 2016. All falling apart. Every single one. The substructure is dying. The superstructure is cracking. The roofing is giving up. Why? Because they used inferior, substandard materials – cheap cement, weak steel, sand full of soil, timber that termites finished before I got the keys.

These guys are artists of deception. They will make the finishing and paint top class. They’ll give you a kitchen your wife will fall in love with. Bathrooms with tiles that shine like mirrors. Because they know that’s what our wives see first. That’s what makes you sign the papers. They sell you the lipstick and hide the coffin underneath.

In Uganda today, where do you complain about this generation theft? ERB,Police or LC1? By the time you’re done running office to office, the wall has already fallen on your car. The devil travels more in these guys’ hearts and hands than in a night club at 2am. The walls are cracking seriously. Not hairline cracks. Real, open-your-hand cracks. Seriously speaking where is National bureau of Standards, where is the building district committee.

I will never buy a finished house again. It’s a disaster. I say it without apology. You buy problems. You buy court cases. You buy stress. So here is the analysis of a better house – the one you build or supervise:

.The Substructure: Don’t Bury Problems

This is your foundation, footing, DPC, and hardcore. If this fails, nothing else matters.   Soil test first: In Kampala clay or black cotton soil, you need wider, deeper footings. No guessing.  ,Steel: Use Y12 and Y16 high-yield bars, not those soft Y10 rods they bend with their hands. 200mm spacing minimum.  Concrete mix: 1:2:4 for footings, 1:1.5:3 for columns. Not their “1:5:10 porridge.” Slump test it. Cube test it.  DPC: 500 gauge polythene, not black plastic bags. Termite treat the soil. If they skip this, damp will eat your house from the feet up.

.The Superstructure: Bones Before Skin

Walls, beams, columns, slabs. This carries the load.   Blocks: Solid 6-inch blocks machine-made, cured 14 days. Not hand-made blocks that crumble in your palm.   Mortar: 1:4 cement-sand, not 1:8 like thieves use. Every 4th course, put hoop iron.   Columns: 230x230mm minimum with 4Y12 bars and R6 rings at 150mm. Not 9-inch walls carrying a slab with no columns.   Ring beam: Must be there. Must tie the whole house. Many skip it to save 10 bags of cement. Then cracks come like lightning.

.The Roofing: The Hat That Must Not Leak

A leaking roof kills the whole house.  Timber: Seasoned, treated musizi or pine. 100x50mm rafters, not 75×50 that sag in 2 years.  Gauge: IT4 iron sheets, 30G minimum. Not those 32G foils that hail turns into tea strainers.   Fixing: J-bolts with rubber washers. Not nails. Overlap 2.5 corrugations. Valley gutters in aluminum, not painted mabati.   Pitch: 25 degrees minimum. Flat roofs in Uganda are swimming pools waiting to happen.

.The Finishes: Last, Not First

Paint and tiles are clothes. Check the body first.   Plaster: 15mm thick, 1:4 mix. If it sounds hollow when you knock, they robbed you.   Plumbing: PPR pipes, not PVC for hot water. Pressure test before closing walls.   Electrical: 2.5mm cables for sockets, 1.5mm for lighting. Real conduit. Not wires buried in plaster.

This should be your Rule:

Supervise your house. Show up unannounced. Hire an engineer for stage inspections. Do cube tests. Do slab tests. If you must buy, pay a structural engineer to audit it before you pay one shilling. If they refuse, walk away.

They sold you a kitchen, but gave you a grave. They sold you paint, but stole your peace. Build your own. Or inspect like your life depends on it — because it does. Take your time buying a finished house, call me for a fee technical detail, i will give you a secure choice before you buy a gold-plated coffin

As the elders of Kifuuta say: “Ennyumba tezimbibwa na langi; ezimbibwa na mayinja.”

A house is not built with paint; it is built with stones.
